Natural Capital Land and Agriculture

This vertical exists because well-structured productive agriculture generates the cash flow required to service investment-grade debt on its own. Overlaid environmental outcomes (soil carbon, biodiversity, water) add collateral value and optionality but never determine whether a project is financed.

Exclusions

Speculative land banking without an operating agricultural plan.
Conservation projects supported principally by grants.
Carbon-only projects without dependable operating cash flow.
Jurisdictions where title, concession, or enforcement rights cannot be established.

Market Context

‍Institutional demand for the underlying commodities is durable. Regulatory demand for traceability is now gating. Geographic diversification of supply is no longer optional for large buyers.

Force What It Means for the Vertical
Supply concentration in fragile regions Global supply for several premium crops is concentrated in a small number of geographies exposed to correlated climate, disease, and political risk. Buyers are actively seeking geographically differentiated alternatives.
EU Deforestation Regulation (EUDR) Enforced December 2026. Full deforestation-free documentation is now required for cocoa, coffee, palm, rubber, soy, cattle, and derivatives entering the European market. Traceable supply commands a durable premium.
Corporate sustainability disclosure Corporate procurement mandates increasingly require verifiable, plot-level traceability and third-party assurance. Compliance is now a purchase criterion, not a preference.
Institutional agricultural land allocation Institutional allocation to agricultural land continues to grow, driven by inflation-hedge properties and low correlation to conventional financial assets.
Real-asset capital rotation Pension and sovereign wealth allocations to real assets, including agricultural land, have expanded materially over the last decade. Absolute return targets support long-cycle permanent-crop economics.

Priority Operating Geographies

We focus on regions where sovereign frameworks, land title clarity, agroclimatic fit, and export infrastructure combine to produce investment-grade commercial agriculture.

Region Type Why It Fits
Latin American tropical lowlands Well suited to specialty cocoa, coffee, tropical tree crops, and agroforestry. Established agricultural authorities, sovereign carbon frameworks in several jurisdictions, and bi-oceanic export access.
Andean specialty coffee belt Established premium supply chains, strong single-origin markets, and cooperative and estate structures suitable for aggregation and financing.
South American savanna and cerrado zones Established row-crop agriculture, mature logistics infrastructure, and improving traceability capability. Restricted to non-conversion cropland with documented land-use history.
Central American Caribbean corridor Fertile lowlands, dollarized or dollar-linked economies in several jurisdictions, and short shipping cycles to North American and European specialty markets.
Southern Cone temperate agriculture Established row-crop and horticultural production, mature financial sectors, and stable land title regimes.
Selective Sub-Saharan and Southeast Asian opportunities Considered where sovereign authorization, land title clarity, and offtaker credibility are demonstrable. Not entered without those anchors.

Our Approach

Cash flow supports the debt

Debt sizing is set by agricultural cash flow under conservative price and yield assumptions. Outcomes are treated as supplemental.

‍Eligible assets

Production agriculture primarily however agroforestry and improved land management will be considered in some cases.

Second-source outcome value

Where environmental outcomes are generated, they are structured, verified, and monetized through a separable instrument. Investor participation in outcome value is by right, not by requirement.

‍Sovereign authorization

Where sovereign authorization is available and material, we secure it. Corresponding adjustment where cross-border transfer is contemplated.
